Piccadilly, Accrington

Can anyone tell me where is, or was, Piccadilly in Accrington?? It is given as the address of an engineering firm in Kelly's 1864 and Slater's 1865 trade directories, but I can't find it on a modern map.

Piccadilly was the block of property directly opposite the Town Hall entrance,between St.James' St. and Dutton St.

Thank you! That makes complete sense, as the engineer in question was living in Dutton Street at the time.
