Estate agents ??
 
Hi all, as you prob know im gonna be putting my house up on the market soon :) and have had Crown & Athertons up so far, but as i live at Intack, was gonna get one more agent up from accy/ossy just to compare, can any one reccomend one ????

A piece of advice I was given by a property tycoon - always get three estate agents in to value it and go with the one who gives you the middle price.

Yeh well thats wot we did b4 lol so this time im gonna get 4/5 lol
hubby says im simple lol but the two so far av gave the same valuation ??

we ued Buy the house in Accrington and they were shocking.

they advertised the house in the Accy Observer and got much of the information wrong including the price. we never saw a proof of the ad until after it had appeared.

they didn't take any internals, claimed we had more than 25 viewings when the number was no more than 15.

We seemed to be doing all the chasing

Personallly wouldn't use them again

just a word of warning re valuations ensure they are free we requested a valuation when selling a property in Whalley and were charged £120 as we didn't put it on the maeket with the agent

It made me laugh recently, when as part of their advertisment in the Accrington Observer, Jonathon Swinn, the owner of Buy-the-House, said people shouldn't be too greedy in the prices they expect for their properties.

It was them moving to Oswaldtwistle, and their inflated valuations, that pushed up house prices locally.

Like other people have said, get at least three valuations, and the average will be the one to go with.

We had Buy the House value our house and it was valued nearly 10K over two other valuations!.. I was told by someone in the know that BTH nearly always over value.
Carol Cowburn (now Sharps) have a good rep for valuing at a price that will sell the property quickly.
Of course, Estate Agents are only ever advising the price they think is best, it is up to the vendor to decide whose advice to take.

They do, or rather did. That was what was so funny about them now moaning about people being greedy, now that the local property market is slowing down.

By the way, once you've had your free valuations, there is nothing to stop you selling your house yourself. There are plenty of websites where you can do this, and even if you took out a full colour ad in the local press, you could still be saving yourself thousands of pounds, if the estate agent didn't get their fee.:D

I've had some bad experiences with Buy the House estate agents from both a buying and selling point of view.

From a selling point of view I have found that

Some staff members can be uninterested and abrupt when you phone them.

They never phone you with feedback after you've had people come to look at your house. Other estate agents do this and it's very helpful.

They over value properties.

From a buying point of view I have found that

When you make appointments with them to view properties, if the property is empty a member of staff will arrange to meet you at the property and show you round. They don't turn up and you are left standing outside the house. This has happened 3 times to me. Very annoying when you have taken time off work. :mad:
I rang to complain but they didn't offer an explanation or apology.

Suffice to say that I will not be having any more dealings with them. I have used Duckworths, Mortimers and Carol Cowburn ( now Sharp's) over the years and would use any one of them again.

Yeh got them comming monday, but athertons,and crown both said that its well over priced as a 2 bedroom ?? so i just wanna get them up 2 see wot they say ???

yeah Sharps is a good one - my neighbours house was on with then for 4 months and sold
nothing special - mid terraced and she was distance selling and found then easy to work with. Good ethics too!

When we moved we used Mortimers for selling and couldn't fault them, mind you that was in 1989!!! :D
