This very question has been keeping me awake at nights for months.... LIkely that either the Peels or the Styeineres knew someone called Pearl, which was a very uncommon name - only 54 in the 1861 census. No family members of that name. Unlikely that the Pearl Loan Company, predecessor of the Insurance firm, loaned money for the project. I can find no connection with the town of Newark There wasn't an Earl of Newark mid-1800s..
