Windermere Ave, Huncoat
We are wanting to move to Accrington and have been offered a house on Windermere Ave by Hyndburn Homes, we have heard that the area has a bad reputation, however we dont know the area at all,
Hyndburn Homes told us that they are doing improvements to that area.
We need to move to Accrington quickly for work reasons but are unsure whether to accept this property, we havent seen it as yet but we are coming down next week to see it,
Can anyone tell us what is so bad about the area? ie kids, crime etc.
Any help would be appreciated.

Windermere Avenue is on Within Grove estate. Our family had friends living there in the 70's and it was a nice council estate back then. Unfortunately it has since degenerated and tends to resemble a Middle Eastern war zone now. The area is up for regeneration but there is very little evidence of this happening. It always looks the same to me when I drive past, glass on the roads, stained mattresses and rubbish in the gardens and boarded up properties.
Some of the residents who live there bought their properties and have looked after them, but if you are next door to a family who haven't, then the house is not a good prospect for sale. It is a shame that this once friendly and clean estate has come to this, but it has. My advice would be for you to tell Hyndburn Homes to stop taking the p... and suggest something decent, or to get to one of our many estate agents and have a look at what's going for sale. If you need to rent, look in the Accy Observer.

Thanks Lettie, We are looking to buy, but I have to start my job in a few weeks time, and would have liked to be down there and get my family settled, then we can have a good look and would be more aware of the better areas. Renting is just a stop gap for us for at most for a few months before this happens.

Windermere Ave is up for some regeneration at the moment but it will take a while. I know quite a bit about Within Grove because MPA is doing some projects over there which really help the kids that live there. I agree it is a terrible place to live at the moment so wouldn't particularly recommend it now.

Agree with Lettie and Gayle, used to be an OK estate, but deteriorated over the years, wouldn't wish to live there myself now. The rest of Huncoat is OK though and the best access to the M65.
'Course you have to make your own mind up at the end of the day, but you asked for opinions and think you should bear these in mind.
There seems to be lots of other houses on offer looking around .. just spotted one in Southwood Drive, Baxenden, three bed-dorma .. decent area, but not quite as good access to the M65, perhaps another 10 mins added to the Huncoat access and don't know what the traffic is like on to these roundabouts in the 'rush' hour.. probably OK.
Also, we don't know your budget and the one above was advertised @ £500 per month. !
Only an example though, so if you see any advertised, please don't hesitate to ask.

Some parts of Huncoat are very nice. Unfortunately Within Grove isn't.

One hint, don't be put off by terraced houses ... this is the way the area has evolved .. they are extremely decent properties, providing in the better areas ... keep in touch with us.

Don't be stupid Neill, the guy is trying to find somewhere decent to move his family and Huncoat has lots of lovely parts which include terraced houses .. just the Within Grove area which is a little suspect.

You have your opinion and I have mine. It just happens that I would not live anywhere in Huncoat. I personally think that one estate spoils the name of the whole place.

I actually thought Huncoat looked quite nice,
I would have no problem living in Huncoat at all,
Have to say my favourite area in Accrington that I have seen so far is Clayton-le-Moors, although we havent yet been around Baxenden or Oswaldtwistle. I will have a nosey round those areas at the weekend.
We also like Padiham, but thats part of Burnley so we wont get offered anything there by Hyndburn.

Baxenden is very nice.
I have friends who live in Huncoat and the area they live in is fine. You can't criticise the whole place just because of Within Grove.
