Energy Efficiency Surveys

To anyone who knows!...

The Government have brought in compulsory surveys. Had one done on my rented property when I moved in recently.

Question is, can I obtain a copy of the results for myself?

Would be interesting to read what it says. My house, much as I like it is in my mind not energy efficient, kitchen definitely not.

Is there any chance do you think that in the future if a property gets a low rating, action will have to be taken to bring it up to standard?

No point doing these surveys to help save the environment..supposedly, if nowt gets done about them.

I had one of these done the other week as I am moving soon. They are very thorough, the lady doing mine said my heating system is about as good as it gets. She took photos of the boiler and even the thickness of the insulation. No idea if you can get a copy but would be a good idea if you could if you don't think your property is Energy Efficent.

M main bugbear, is that they apparently don't have to do anything about it. Guy who did mine didn't give anything away.

I know I can ask my agent, but even if I get one, there is still not much I can do, unless landlord is going to upgrade.

Have a Ravenheat boiler which I can't work out, one minute the water is burning me bum off, next time it is luke warm. Central heating seems fine, but as soon as it is switched off, the house is soon freezing, seems to be going straight through the walls. Kitchen is like a fridge. No radiator for a start. but it is an extension open on both sides, so no shelter at all. It looks like a sauna in there when I put on a couple of pans, when the hot air hits the walls. I had ice on iside of window the other day, even though we are double glazed.

I am going shopping for a room thermometers, to test room temperature in there at various times of day, and taking pics of those and the condensation problem.

I acquired a halogen heater the other day, just to warm me up while I'm in there, but it galls me seeing most of that heat going straight outside.

Aint doing me arthritis any good either.

My agent is Morris Properties but if any upgrading was done they would have to get the landlords say so first. I Don't blame the agent. They may not have known about this problem when they took the property over, which may only have been recently, and as far as I can see, previous tenant was either evicted or did a moonlight.... was in a right state. Doubt they spent much time in the kitchen anyway, left loads of problems behind, including the drains.

Shouldnt the landlord have sorted the property out before letting it out?

Anyway my boiler is also a raven heat, and i also have a few of the problems you have.....condensation on windows,they just tell ya to open your windows and have ya heating on to clear it up!!... also used to have a cold house until my landlord installed loft insulation, maybe yours needs some or it may need topping up!, what i do know is that if any room is 50 C or below then its too cold, and your landlord should do something.

Yes know what you mean if your landlord isn't prepared to pay for improvements there is nothing you can do. Does seem a bit pointless having the survey done and then not making the landlords act on the results. Surely if the point if to conserve the enviroment measures should be put into place to ensure any work needing done gets done. Hope you get it sorted, nothing worse than heat being wasted due to lack of insulation.

My boiler is in the bathroom, no condensation problem there, just a slight drip underneath the boiler. it's the kitchen that's the problem.

Yes, you would think the landlord would do something about it. The agents do the urgent repairs that they know about. But possibly didn't know about the heating problem. Just like they didn't know about the drains being blocked, had to get drain doctor out to clear em.
Taking proactive action anyway, and giving the agent evidence of the problem, and will take it from there. If agent can't convince the landlord to do something, will be moving out after six months is up.

Got a thermometer. The temperature in my kitchen was 5 degrees at suppertime. Bearly higher than my fridge. God knows what it will be in the morning.

2.5 degrees at lunch time, so put on top setting of halogen heater, and still only reached 9 after 90 mins. Lower than 9 is a hypothermia risk.

Is you halogen heaters one of those that warms up bodies but not the room itself like they use in warehouses? If so it might not actually heat the room but should make you feel warmer when you are in there.
