Private Landlords

Our son and fiancee have moved into a flat via an estate agent. The terms agreed that the flat was decorated and carpets cleaned( smokers and dog owners ). A week later the estate agent contact our son and told him the flat was ready , decorated and new carpets down . They payed £350 bond to get doorkey , when they got to flat with removal van and furniture etc opened frontdoor , it was just how they had last viewed it , no decorators , no new carpet . The estate agents say they were only passing the message on. The landlord lives in Essex and our son has no contact number or address to inform him. all this was three wks ago , new carpets now down but still no sign of decorators The estate agent told them someone was to visit on Wed afternoon, they didn't show up..Any sensible suggestions welcome please.

with ho;d the monthly rent until it is paid,dont spend it but keep it in a bank account asyou are intending to pay the rent ONCE the terms of the rent aggreement have been honoured by the landlord,it will soon get done if he is not getting his rent,make it clear to the letting agency that you have the rent money but are witholding it till contract is honoured ok

glad to help,you could also bill him for costs incurred if you had to decorate yourselves etc,but dont get to greedy,if you have the money in the bank ready to pay it is a good incentive for him to get the work done quickly,hope your son gets sorted out, take care

I see where you are coming from but our son has not got an address or contact for the landlord,this is part of the problem.

If he has no contact with the owner then I assume the agreement was with the agent. I would deal with the agent as though they are the owner.
